The Town Center Master Plan provides an extraordinary opportunity to redevelop 37 acres of urban infill directly adjacent to the Euclid Avenue Station, the second busiest multi-modal station within San Diego, located less than 5-miles east of downtown San Diego. BNIM has worked closely with the Jacobs Center for Neighborhood Innovation (JCNI) to develop this plan, which provides a framework to redevelop those sites adjacent to the Euclid Avenue Station to provide more jobs, housing, and recreational opportunities within walking distance to transit access.

The impetus for creating the Town Center Master Plan came from synergies with City planning documents including the recently updated Encanto Community Plan, local factors such as an identified $1 billion in retail leakage, and regional influences such as increasing housing costs and variable capital markets. The Master Plan recommendations for development are compliant with the Encanto Community Plan, in support of transit-oriented development that provides a compact network of connected of retail, office, education, residential, and park space.
